The buyer was Bliss on 5th LLC, and the seller was 973 Fifth LLC, tied to former Goldman Sachs partner David Leuschen, who bought the property in 2012 for $42 million. The townhouse was on the market for four years and its seller was originally seeking $50 million. Corcoran’s Carrie Chiang had the listing. The Modlin Group’s Adam Modlin was the buyer’s representative.

The six-story building at 2160 Holland Avenue has 85 units. Related sold the portfolio at a discount to PH Realty Capital and Rockledge.

The sellers initially were seeking $38 million for the pads, which combined span more than 5,000 square feet. They acquired them in 2006 for $27 million. The Kogans had been facing foreclosure on the duplex and another at 15 Central Park West, which they had listed for a combined $100 million.
