This four-bedroom house, located near highways 401 and 412 about 50 kilometres east of Toronto, was viewed by multiple potential buyers who largely lived in the area. Two made reasonable offers; the sellers opted for one offering $2,000 less than their asking price.

“There wasn’t much on the market at the time,” said agent Ira Jelinek. “Other houses that sold recently, none of them went in multiple offers, but I was able to get multiple offers because the timing was right, and it showed very well.”

This roughly five-year-old house was built with a classic brick and stone façade, a covered porch and an attached double garage facing the street.

The main floor has a modern, open layout with nine-foot ceilings and pot lights throughout. The living room was enhanced with a fireplace, and the eat-in kitchen was designed with granite countertops, an island and a door to the back of the 37- by 103-foot lot.

The second floor is divided into four bedrooms. The basement is not finished.

“A lot of homes in that area are newer with 25 [foot] width and this was 37,” Mr. Jelinek said.

“Most have three washrooms, we had four, so it was a little more souped up inside.”

This property is also surrounded by amenities, from a major grocer to a local park with a playground and sports fields.

“People like being very close to the highway and being around Dundas [Street] as well with all the amenities and plaza,” Mr. Jelinek said.
