In 2024, those deals were harder to come by than ever in the post-pandemic era. 

The $327 million in sales volume that made up the top 10 deals closed in 2024 skewed closer to the ultra-luxury market’s pre-pandemic numbers, down from last year’s $511 million total or 2022’s $550 million. 

There were no nine-figure sales this year, and just one deal above $50 million, which may be in part because many of the first-class properties have traded in the past several decades, lowering the available inventory of potential big-ticket items. 

Indicative of that fact, the top deal this year, at the La Dune estate, was not even a traditional listing, but rather an auction sale. Read below to learn more about that move and the nine others that made up the biggest deals in the Hamptons in 2024:

1) 366 & 376 Gin Lane, Southampton | 88.5 million

The area’s largest sale of the year also came with more than its fair share of intrigue and controversy. The two addresses make up a massive Southampton estate, sold at a January auction after Canadian art magazine publisher Louise Blouin entered the two homes into bankruptcy court. 

The property, which holds two homes, was caught up in a swirl of escalating debts and faced foreclosure before it was entered into auction. The sale price was considerably less than the $150 million Blouin had originally sought. 

Several of the area’s top brokers shared the listing, including Bespoke’s Cody Vichinsky, Corcoran’s Tim Davis, and Bruce and Harald Grant of Sotheby’s.

2) 298 Further Lane, Easthampton | 40 million

This 6,400-square-foot home sold for $40 million in an off-market deal. The shingled, traditional-style house, built in 1997, comes with five bedrooms, six bathrooms and a pool on 1.9 acres of land. 

3) 484 & 496 First Neck Lane, Southampton | 38.4 million

This estate on Lake Agawam is made up of two parcels totaling more than 4.5 acres of land. The 7,700-square-foot home has six bedrooms and six bathrooms. The property’s in-ground pool comes with an adjacent spa and pool house that has an additional two bathrooms and a fireplace. 

The $38.4 million deal was completed off-market; the property’s last public listing price was $45 million. Corcoran’s Tim Davis had the listing. Douglas Elliman’s Kyle Rosko brought the buyer.

4) 15 West End Avenue, East Hampton | 28 million

This 1928 estate with a 160-foot beachfront sold for $28 million this year. The property spans two acres of land, which include a 5,000-square-foot, shingled home and a 1,500-square-foot guest house. A pool sits further inland surrounded by gardens.

The home previously listed for $48 million in 2021, and closed for $5 million less than its last asking price from July 2023.

Marilyn Clark and Ginger Thoerner of the Sotheby’s International Realty Bridgehampton office had the listing.

5) 155 Seascape Lane, Sagaponack | 24.9 million

Situated on Sagaponack Pond, the 6,000-square-foot home has six bedrooms and eight bathrooms. The property has a gunite pool, dock, hot tub and pool house with a sauna. 

Marilyn Clark and Raquel Lopez-Clark of Sotheby’s International Realty and Deborah Pirro and Dianne Anderson of Daniel Gale Sotheby’s International Realty had the listing.

6) 96 Further Lane, East Hampton | 24 million

The former home of Mets owner Steve Cohen sold for $24 million this year. The nearly 10,000-square-foot residence has 11 bedrooms, 11 bathrooms, heated gunite pool, spa and Har-Tru tennis court. 

All that was not enough for Cohen, who reportedly parted ways with the property roughly a decade ago because of its lack of direct beach access. The seller this time was investment firm founder Henry Duker. 

Compass’ the Petrie Team had the listing. 

7) 17 Channel Pond Ct, Southampton | 22.8 million

After floating on and off the market in the past five years, this six-acre estate finally closed for $22.8 million this year. 

The property holds a 16,000-square-foot home built by the sellers. The shingle-style home has eight bedrooms, nine bathrooms and four powder rooms. The house, which was recently renovated, includes a “zen” space, wet bar and snooker table. The property also offers a pool, tennis court, solarium and art studio. 

The property initially hit the market for $37 million in April 2019 before it was marked down to $28 million that November and pulled off the market prior to the onset of the pandemic. The listing reappeared last year with an asking price of $34 million. 

The seller was Rodger Lawson, a longtime financial services executive and current chairperson of the board for E-Trade. 

8) 43 Lee Ave, East Hampton | 21 million

Built in 1900, the home got a makeover in 2014 before hitting the market last year for $24.5 million. 

The shingle-style residence, designed by Thomas Nash, sits on an acre of land, which also holds a fire pit, outdoor kitchen and pool. The eight-bedroom home comes with a wine room, gym and sauna, and two recreation rooms. 

Compass’ The Petrie Team had the listing. 

9) 182 Dune Rd, Quogue | 20 million

This oceanfront modern home sold for 20 million this year. The 8,000-square-foot manse has seven bedrooms and seven bathrooms across its three levels. The two-acre lot holds a saltwater gunite pool and jacuzzi, with a cabana and chef’s kitchen. 

10) 253 Cove Hollow Rd, East Hampton | 19.2 million

It took just three months to sell this three-acre East Hampton estate. 

The land sits at one of the highest elevations in Georgica and holds a 6,500-square-foot home with seven bedrooms and six full bathrooms. The property also contains a guest house, a three-car garage, a heated gunite pool and spa. 

The estate was listed exclusively by Paul Brennan and Martha Gundersen of Douglas Elliman.
