Raac-Affected Homes in Angus

Angus Council is planning to replace roofs on 25 council houses in Monifieth affected by reinforced autoclaved aerated concrete (Raac). The council discovered Raac during a 2023 inspection following nationwide concerns.

Proposed Solutions

Five options were considered, ranging from limited support to Raac panels to complete removal and installation of new roofs. A new flat roof option scored highest, offering complete Raac removal, improved insulation, and a 40-year lifespan.

Compulsory purchase of the private homes is not being considered. The council is committed to keeping residents informed, though the cost of the council housing roof replacements is being kept confidential, awaiting consideration in a private report.
